Hereinafter referred to as the “Accommodation Provider”.

2. Enquiries and Reservations

An accommodation enquiry may be submitted via the enquiry form on
www.vbohdanci.cz, by e-mail or by another method agreed with the
Accommodation Provider.

Submitting the enquiry form does not create a binding reservation.

After receiving an enquiry, the Accommodation Provider will check the
availability of the requested dates and confirm the availability, price
and payment terms to the guest.

The reservation becomes binding once it has been confirmed by the
Accommodation Provider and the payment conditions stated in the reservation
confirmation have been fulfilled.

By making the required payment, the guest confirms that they have read
and accepted these Terms and Conditions.

3. Price and Payment Terms

The accommodation price will be communicated to the guest before the
reservation is confirmed.

A deposit of 30% of the total price of the stay is normally
required to confirm the reservation.

The remaining 70% of the total price must be paid no later than
10 days before arrival, unless otherwise agreed between
the guest and the Accommodation Provider.

If the reservation is made 10 days or less before the scheduled arrival
date, the full price of the stay is payable immediately after the
reservation has been confirmed.

Payment details and, where applicable, a payment reference number will
be provided to the guest together with the reservation confirmation.

If the required payment is not received within the specified period,
the Accommodation Provider is entitled to cancel the reservation.

4. Cancellation Policy

The guest may cancel a reservation by e-mail at
info@vbohdanci.cz.

The following cancellation conditions apply:

  • more than 10 days before the scheduled arrival date –
cancellation free of charge; any deposit already paid will be refunded,
  • 10 days or less before the scheduled arrival date –
a cancellation fee of 30% of the total price of the stay applies.

If the guest fails to arrive without cancelling the reservation in advance,
or voluntarily ends the stay early, the guest is not automatically entitled
to a refund for the unused part of the stay.

The Accommodation Provider may, by agreement with the guest, allow the
reservation to be moved to another date. The guest has no automatic right
to change the reservation dates.

5. Right of Withdrawal

As the accommodation service is provided for a specific date or period,
a consumer does not have the standard right to withdraw from a distance
contract within 14 days without giving a reason, in accordance with
Section 1837 of the Czech Civil Code.

Cancellation of a reservation is therefore governed by the cancellation
conditions set out in Article 4 of these Terms and Conditions.

6. Arrival and Departure

Check-in: from 3:00 PM
Check-out: by 10:00 AM

Specific information regarding arrival, collection of keys and access
to the apartment will be provided to the guest before the start of the stay.

Earlier check-in or later check-out is possible only by prior agreement
with the Accommodation Provider.

7. House Rules

The guest must use the apartment, its equipment and the common areas of
the building properly and considerately and must respect the usual rules
of peaceful coexistence in the residential building.

  • Smoking is prohibited inside the apartment.
  • Pets are not permitted.
  • Parties and other noisy events are not permitted.
  • Quiet hours must be observed between 10:00 PM and 6:00 AM.

reservation, unless otherwise agreed in advance with the
    Accommodation Provider.

When leaving the apartment, the guest must ensure that it is properly
locked and take reasonable care to protect the apartment and its equipment.

8. Liability for Damage

The guest is liable for damage caused during the stay to the apartment,
its equipment or the common areas of the building, to the extent provided
by applicable law.

Any damage or defect discovered during the stay must be reported to the
Accommodation Provider without undue delay.

If keys or other means of access to the property are lost, the guest must
inform the Accommodation Provider immediately. The guest may be required
to reimburse reasonable costs incurred in replacing them or securing
the property.

The Accommodation Provider is liable for damage and for property brought
into the accommodation premises to the extent provided by applicable law.

9. Complaints and Problems During the Stay

If the guest discovers a defect or problem during the stay, it should be
reported to the Accommodation Provider as soon as possible so that the
problem can, where possible, be resolved during the stay.

Problems and complaints may be reported by telephone at
+420 728 863 090 or by e-mail at
info@vbohdanci.cz.

Complaints will be handled in accordance with applicable law.

10. Local Accommodation Fee

The guest is required to pay the local accommodation fee unless an exemption
applies under applicable law and the current municipal regulations of
the town of Lázně Bohdaneč.

The amount of the fee is determined by the current municipal regulation
of the town of Lázně Bohdaneč. Information about the current amount of
the fee and the method of payment will be provided to the guest before
the stay or in connection with the reservation.

11. Cancellation by the Accommodation Provider

If the Accommodation Provider is unable to provide the confirmed
accommodation for serious reasons, the guest will be informed without
undue delay.

If no alternative arrangement can be agreed, the Accommodation Provider
will refund any payments received for the part of the accommodation that
cannot be provided.

The Accommodation Provider is entitled to terminate the stay if the guest
seriously breaches these Terms and Conditions, damages property, seriously
disturbs quiet hours or acts in a manner that endangers persons or property.
This does not affect any rights of either party arising under applicable law.

12. Personal Data Protection

Information about the processing of personal data is available on our
separate Privacy Policy page.

13. Alternative Dispute Resolution

If a consumer dispute arises between the Accommodation Provider and a guest
who is a consumer and the dispute cannot be resolved by mutual agreement,
the consumer has the right to refer the dispute to the competent alternative
dispute resolution body.

14. Final Provisions

The contractual relationship between the Accommodation Provider and the
guest is governed by the laws of the Czech Republic.

If the guest is a consumer residing in another Member State of the European
Union, this choice of law does not deprive the guest of the protection
provided by mandatory provisions of consumer law that would otherwise
apply.

The Accommodation Provider may update these Terms and Conditions where
reasonably necessary. The version of the Terms and Conditions in force
at the time the reservation is concluded applies to that reservation.

Effective from 18 August 2026.
